For $30M, three sites above the Sunset Strip are shopped as ‘spec developer’s dream’

They’re in a good location for a spec mansion

Developers, crack open those wallets: There are development opportunities at 9050, 9056, and 9060 St. Ives Drive, three properties that are listed together with a $30-million price tag, broker Michael Nourmand of Nourmand and Associates announced today.

“These properties are a spec developer’s dream, with close proximity to the Sunset Strip and panoramic views of the Los Angeles skyline,” Nourmand said.

There is a lot of development happening in the hills above the Strip, and it’s big business. These houses happen to be in a great location for courting spec developers. “Nile Niami recently redid a home at 9066 St Ives that is now listed for nearly $18 million,” said Nourmand & Associates’ Adam Sires, who shares the listing.

Niami’s a known name in spec development, and he loves to go big, as he has with the $500-million mansion compound he’s building in Bel Air.

The St. Ives houses are not far from the Bird Streets, where now famous spec mansion designer Paul McClean got his start and built an impressive portfolio.

The properties are also available for sale individually. (Where’s the fun in that?) The houses at 9050, 9056, and 9060 St. Ives are listed for $16.5 million, $7.25 million, and $6.25 million, respectively.
