New tenants, including a popular East Coast coffee shop, are moving into a new adaptive reuse complex on Newell Street, just off the LA River bike trail. The two-building property, constructed in the 1920s, was designed for industrial use. Now, with the help of architectural firm RAC Design Build, developer RedCar Properties has repurposed the site as creative office and retail space.

Emmanuel Soriano, spokesperson from real estate firm Industry Partners, tells Curbed that a production agency and music marketing group have already moved in, and that local fashion retailer Clare V will be opening this week. And, our friends at Eater LA first have reported that Philadelphia-based La Colombe Coffee Roasters will also set up shop in the complex.

Future tenants will add a hair salon and “a new bar concept” to the property, which will connect to the adjacent bike trail via a courtyard area that will be part of La Colombe’s expansive setup.

The complex opens as Frogtown residents brace for potential neighborhood changes brought on by revitalization efforts along the LA River—and the accompanying real estate feeding frenzy. Last year, the Los Angeles Planning Commission approved new regulations for development in the area in an effort to stem the tide of gentrification ever-so-slightly.
