12-story mixed-user would bring apartments, food hall to Mood Fabrics location in Miracle Mile

Miracle Mile could soon be getting a very transit-accessible mixed-user. New plans filed with the city call for a new 12-story structure with 160 apartments, 14 of which would be set aside for tenants with very low incomes. The new development would have ground-floor retail space, plus a food hall and a rooftop eatery.

The addresses listed on the filing, 627-671 South La Brea, include the large Mood Fabrics storefront. A Mood employee tells us the store is relocating; we’re waiting from official word from company’s New York office.

The project would be across the street from the popular restaurant Republique, and it would sit just north of the entrance to the Wilshire/La Brea Station on the forthcoming extension of the Purple Line, which should be open at that location by 2023.

The applicant listed on the filing is Gidi Cohen and La Brea Bliss LLC. Cohen is also the founder of CGI Strategies, the owner of Hollywood’s historic Villa Carlotta apartment complex.

In 2014, CGI bought the Villa Carlotta; later that year, the company handed the building’s rent-controlled tenants eviction notices a few days before Christmas. The company was working toward converting the complex into a hotel, but that idea was scrapped in July.
