A colossal new project proposed for the Arts District would bring the neighborhood's first skyscrapers—two 58-story towers on Alameda Street. Developer SunCal announced its plans for the multi-use project, called 6AM, to the media over the weekend, but shared some more details with Curbed today via email.
According to spokesman David Soyka, the developers say the project is a reflection of the Arts District residents' own wishes for the neighborhood. He said SunCal drew on a 2012 document called Uncommon Ground II—a summary of the results of public planning workshops held that year—to determine what Arts District residents would like to see in their own neighborhood. Using the preferences expressed in that year’s workshops, he said SunCal incorporated such features as, "improved pedestrian infrastructure; more green space; exhibition venues; alternative energy sources; a river walk; [and] public art."
6AM, would span Sixth Street between Alameda and Mills streets, will incorporate myriad uses, including two hotels and a school a bevy of pedestrian-only walkways and open space, plus two parks.
SunCal gave Curbed a full breakdown of the project:
- 1,305 rental apartments (1,295,00 square feet)
- 431 condominiums for sale (668,000 square feet)
- 412 guest rooms in two hotels (430,000 square feet)
- 128,000 square feet of retail
- 254,000 square feet of creative office space
- 29,000-square-foot school
- 23,000 square feet of "art opportunity space"
- Two large public open spaces
- Parking for 3,440 cars
- Parking for 2,039 bicycles
The massive project is being designed by Herzog & de Meuron, which is overseeing all aspects of the design, while LA-based firm AC Martin and Partners is acting as executive architects, meaning it will, "bring local expertise and understanding to the application process in Los Angeles," says Soyka.
