Rios Clementi Hale Studios debuts six-unit small lot complex in Los Feliz

Prices start at $1.2 million

The Small Lot Subdivision Fairy has delivered unto us another petite new development. Making its debut today is Habitat 6, a six-unit complex on N. Kenmore Ave. between Franklin Ave. and Hollywood Blvd in Los Feliz, built by developer Elan Mordoch. The complex was designed by Rios Clementi Hale Studios, the firm behind Downtown’s Grand Park and the Hollywood Vine Metro station; this is their first small-lot project.

Per Habitat 6’s marketing materials, each residence features a two-car direct entry garage, two bedrooms with en suite bathrooms, open-plan living room/kitchen/dining area, and first-floor "flex" space/3rd bedroom with full bath. Design is Scandinavian-influenced "with ample use of natural materials."

Appointments include Fleetwood sliding doors, white oak floors, Carrera marble countertops and backsplashes, Bosch and Miele appliances, and DWR fixtures. All units feature private side yards, patios, and balconies.

The units come in four different floor plans ranging in size from 1,903 to 2,110 square feet. Asking prices start at $1.199 million and go up to $1.35 million.
