Major corporate landlords Jamison Services have already been branching out into residential development via projects like their 36-story towers near the Staples Center, but now they're starting to see residential possibilities everywhere, including in their own office buildings. Two Jamison buildings on Wilshire—one in Westlake near MacArthur Park, and another nearby in Koreatown—are being set up for a conversion to residences, reports Building LA.
2500 Wilshire, a white, 13-story building near Carondelet Street, will swap 230,000 square feet of offices for 248 residential units. It's right across the street from a planned mixed-user chockful of luxury condos and from the Hayworth Theatre, which has been converted into new offices for HBO writers, and around the corner from the historic Park Plaza Hotel, which will be getting a huge revamp from the owners of the Hollywood Roosevelt Hotel. This is going to be quite the hot little block once all that work is done.
The second switcheroo will happen at 3345 Wilshire, right across from the old Amabassador Hotel site, now homes to a massive LAUSD high school. There, Jamison is hoping to be granted a zoning variance that will let them put 202 units into the building's 150,000 square feet instead of the 150 that are allowed by the present zoning.
