Right around the block from Jade Enterprises' Onyx Apartments (seven stories) and next door to the bike-oriented G12 (eight stories), another similarly-sized mixed-user is in the works: The seven-story 1249 Grand, on the corner of Pico Boulevard and Grand Avenue (what is now a, you guessed it, parking lot). Besides its height, all that's known about the development so far is that the 21,619-square-foot structure will have two floors of subterranean parking and groundfloor retail, says Building LA. The development's parking sets it apart from the two neighboring projects, which have cut back on spaces for cars and are working the bike (G12) and transit-adjacency (Onyx) angles. No word yet on renderings—BLA noted that the permit was mysteriously "vague"—but this stretch of Grand is sure heating up.
