Earlier this year, The Grove and Americana at Brand owner Rick Caruso confirmed his plan to buy up and makeover most of dusty downtown Pacific Palisades into a quaint, walkable shopping district. (The deal's been in the works since 2012.) Today he announced he's finally closed escrow on all of Pac Pal's Swarthmore Avenue, but redevelopment's going to be a little tricky—according to a statement from Caruso Affiliated, the firm discovered there's some nasty toxic contamination at the site (left by a former dry cleaner) that's got to be cleaned up; that process should take "approximately six months after select buildings have been demolished."
There's probably more clean-up coming too—as part of the project, Caruso is also under contract to buy a Mobil gas station on the corner of Swarthmore and Sunset, but that deal won't even close until mid-2016. Caruso's going to reveal his plans for the site, which he says "truly reflect the local residents' wishes," at a community meeting on December 4.
