Say goodbye to the parking lot on the northwest corner of Hill and Olympic in South Park, and hello to a new seven-story mixed-use building from the Hanover Company, designed by TCA Architects (who seem to have the mixed-use market cornered this month). Olympic + Hill will have 281 studio, one-, and two-bedroom apartments, plus three live/work units on the ground floor with direct street access, and two levels of subterranean parking. The ground floor will also have more than 15,000 square feet of flexibly-designed retail space, and a plaza at the corner to help make the area more attractive to pedestrians. The project is due to get underway in May and open late summer 2014, according to TCA project manager Frank Pasker, who said that building permit applications are in the works now. With this project and the humongous new complex Geoff Palmer is planning two blocks further east, the northeast corner of South Park is about to see some major changes.
