The Daily News has an abridged guide to median housing prices in the Valley--they run down a series of residences available at the median price of $355,000 and also offer something of a beginner's guide to the haves and have-nots of the Valley. The article quotes Granada Hills real estate agent Jim Summers, who observes that "people would rather live in Valley Glen, all things being equal, than Sylmar," because, "Sylmar is kind of out there." Then the DN explains this little detail about the power of nomenclature: "Neighborhoods such as Valley Glen and Lake Balboa have split off from larger communities like Van Nuys, at least in part because of a belief that it would boost real estate values by not being associated with an area that is perceived to have a higher crime rate."
