Morton Village Small Lots Project Breaking Ground Soon

Miami-based developer Fifteen Group has a lot of fish in the frying pan. We just heard that it's planning to break ground on townhouses on the former site of neighborhood cafe Coffee Table this spring or summer, and now the Eastsider LA reports that groundbreaking for the Morton Village project is also coming around the same time. The project, located just off of Echo Park Avenue on Morton Avenue, will rehab four existing bungalows and build 18 detached houses (we'd previously heard 14) under the city's Small Lot Subdivision ordinance (the 2004 ordinance that allows developers to build a collection of small single family houses on a single lot). The developer plans to build in a "warm, contemporary" style, and sell in the $400,000 to mid-$500,000 range. Meanwhile, DR Horton is continuing construction on its 36 units at the former site of the Smurf Village at Echo Park and Delta Ave--right down the street from the Fifteen Group small lot project.
