The six little houses of Buzz Court in Silver Lake have only barely hit the market and already, as of yesterday, they are all sold out. Damn, that was quick. The project was built under the city's Small Lot Subdivision Ordinance, which allows lots of small, detached houses on a single lot--Buzz Court developers Heyday have been on a tear in this sector, with their Jack and Jill project in Echo Park and their Rock Row in Eagle Rock. The six three-story houses of Buzz Court are, first of all, "steps away from Ivanhoe Elementary" (!!), and range from 1,580 to 1,930 square feet, plus garages and roof decks. They all have solar panels and are clad in fins that allow light in and out, but keep a little something hidden from the drivers stuck in traffic outside on Rowena. Units are either two-bedroom/two-and-a-half-bathroom or three-bedroom/two-and-a-half-bathroom and asking prices ranged from $769,000 to $835,000. That ain't cheap, even for Ivanhoe--we're looking forward to seeing what these guys ask for on resale.
