Big news for the hot corner of Larchmont and Melrose: California Landmark Group, the people behind Brentwood's the bw, are planning an 85-unit apartment building with groundfloor retail. This area is starting to look mighty busy with plans for a huge expansion of the Paramount lot and a just-sold small lot (lots of small detached units) project at Melrose and Gramercy. CLG's The LC already has approvals and could start work as early as March next year.
PK Architecture is creating "a mid century modern design" that "will incorporate units built on top of the alley that runs through the property." Rios Clementi Hale will design interiors, the facade, and landscaping. Units in the buildings will range from 600 to 1,200 square feet and rent for $2,000 to $3,000 per month. Retail along Melrose will include "stores and restaurants, along with several live/work units," according to a press release.
According to the developer, this "will be the largest residential development ever built proximate to Larchmont." The property currently houses commercial buildings and some bungalows; The LC is set to arrive in January 2015.
