WEST HOLLYWOOD: Fences are UP at the Santa Monica/La Brea Carl's Jr. as of Monday. This is the site of Monarch Group's Carl's Jr.-killer (for lack of a better name), which will replace burgers with 184 residences, 13,350 square feet of retail, and three levels of parking. Jeff Seymour, a rep for the project, tells us demolition will start sometime in January, but there's no timeline for construction yet. Work has begun at Monarch's other project nearby, the Jons-killer up at Fountain. [Curbed Inbox]

LOS ANGELES: Tomorrow, for some reason, is It's a Wonderful Life day in Los Angeles. City Councilmember Tom LaBonge will be holding a ceremony at director Frank Capra's star on the Walk of Fame, but we'll spend the day trying to pinpoint the LA neighborhoods in which someone pivotal was clearly never born.
