At first glance, we thought maybe this 1958 one bedroom, one bath house was actually a bargain. After all, it has city (ok, Valley) views and floor-to-ceiling windows. And we kind of dig the "boathouse" design. The listing also notes there's a walled motor court for five (!) cars, terraced gardens, a huge storage area, and the "possible potential to expand." And the listing price is $500,000. Then we noticed the house itself is rather small - just 825 square feet, bringing the asking price to $606 per square foot. According to Redfin, nearby listings average $701 per square foot but nearby sales average $472 per square foot. So is this fairly priced? Listing is here.
