Exactly a year ago, an email was sent out from the marketing folks behind Americana At Brand, announcing some much-awaited news: Pricing for the condos at developer Rick Caruso's Glendale condo/rental/mall project. Back then, prices were set in the $700,000s and up. Then in August, they opened up sales for the South Tower, pricing those at $500,000s and up, while keeping the North Tower condos priced in the $700,000s and up. One year, one market crash, and so many Frank Sinatra song plays later, pricing has dropped. Via the Phyllis' Real Estate blog, here's an example of the new pricing, which is taking place across all the units: A 1,306-square-foot condo that was priced at $670,000 is now $410,000. Another unit has dropped from $931,000 to $539,000. Here's how Phyllis' Real Estate blog sums up the news: "Pricing is getting better and better at Glendale’s Americana. They have had a sizzling hot price reduction. Homeowner’s Dues (HOA) which include pool, barbecue, sauna, hot tub, gym, club room, valet parking, and one call concierge may still be a bit high at $876 - $939. But I think we might be able to negotiate an initial subsidy."
