Neighborhood Changer #1: Goodbye, West Hollywood Jons Market

New, 21 comments

Last December, La Jolla-based Monarch Group announced plans for two big mixed-use projects in West Hollywood: One development would rise on the site of the Jons at Fountain and La Brea, and the other would go up at the Carl's Jr at Santa Monica and La Brea. Above is the Jon's project, a planned 6-story, 187-unit apartment building with 70,359 square feet of retail. While still in the planning phase, developers met last month with locals from West Hollywood. Said a mole of the meeting: "We asked them about financing and they said that since they will have to go through the EIR process, they are confident that financing will be better in 2 years. Bank of America is their exclusive financing partner who they've worked with for 40 years so they feel very confident that when it comes time, they'll be good to go." The architect is Newman Garrison Gilmour + Partners, and their web site shows more small renderings of this project. (There's even a tiny obligatory supergraphic built into the project.) Renderings of Carl's project to follow.

Architect's description of project. The retail square footage size is slightly different than the news announced by the mayor's office. And you can see more renderings here:

project is a mixed-use development in the heart of Los Angeles. Urban contemporary architecture provides executive all-inclusive luxury living staying conducive to West Hollywood's vibrant tone. The development consists of 187 units from 680 to 1254 sq ft. with six levels built on 1.61 acres with 16,700 Sq ft of commercial/retail space. The public pedestrian level is inviting and unrestricted with its open air plaza, inclusive of retail and restaurant space and a contemporary art gallery which displays and highlights the works of some of today's most sought after artist. For the residents, there are three private courtyards for recreation or leisure activities, a private pool with cabana areas along with a “State of the Art” Clubhouse and Fitness Center. Over looking La Brea and at night, the city lights, we have created an expansive rooftop terrace with a meditation/ contemplation garden, outdoor entertainment facilities, BBQ & dining areas and a provocative "under the stars" theatre. This project was conceptualized with every convenience and amenity for working, playing, entertaining or just opulent leisure."
