1) Everyone's Going Rental "What is envisioned is for Downtown is to one day be akin to Manhattan, we can all agree it is not there today. The cheap money of the last 5 years helped to accelerate this path, but that acceleration has clearly slowed. In the meantime all those new units that were created have to be filled, allowing Downtown to continue to change through increasing population. This will help the the transformation take place much quicker than 15 years. New high rises though might be 5,10,15 years off."
2) Cheap Gas Vs. Mass Transit "Everyone should consider buying oil futures USO and UGA. Gas will not stay cheap and at least you can profit off it like me. Also you should probably consider burning down your house. Its pretty much worthless now anyway and at least it would be entertaining for the neighbors."
