Listing: This home in Pasadena sold for $1.550 million on September 24th. It was built by famed local architect Lawrence Test. Via the listing: "Lawrence Test created this splendid example of Monterey Colonial style in 1937, to take advantage of its lovely setting near the Arroyo Seco. Surrounded by mature landscaping, accented by roses and perennials, the home has been updated and offers a lovely blend of charm and character coupled with modern amenities." If you can believe it, the seller purchased the home in 2006 for $1.850 million. Before that? Yikes, the home sold for $750k in 1999. What will this 4 bed, 3 bath home be worth in a year?

This week commenter Matt Nelson was just $20k below the actual sale price. Nice play, Matt. The lot of you guessed an average of $125,381 below the actual sale price. Prices are dropping, but not that fast.
