But 1,000 real estate experts did enjoy mini-muffins and free pens, and watched Donald M. Koll (pictured), managing principal at Koll, receive a lifetime award.

Try to stay awake: Some confidence in So-Cal's market, but lotta worry and concern about the larger market as U.S. investors leave California (and America), while foreigners eagerly invest in U.S. projects.
