Casitas Project Downgraded from Sci-Fi to Desert-High

Just this side of the tracks from Glendale, an apartment development has gone from a 90-unit "incrementally porous mass" to a 27-unit "village." In the last 12 months the architects have changed too: from SCI-Arc pals P-a-t-t-e-r-n-s to high-desert firm Pontious:

"Casitas Village consists of a 27 homes on a 1.33 acre lot (60,075 net sq.ft.). Each home would be 3 story high and consist of 3 bedrooms, 3 1/2 baths, home office and a 2 car garage. The approximate price range of units would be in $800,000 to $900,000." The project still needs zoning adjustments to squeeze all those warm earth tones - plus 54 parking spaces - into this narrow strip at 3234 Casitas Avenue in Atwater Village, where permitted density is 20 units. Two units are low-income.
