The long-vacant Herald Examiner Building at 11th and Broadway is slated for a makeover courtesy of starchitect (we love that term) Thom Mayne and developer Urban Partners (Project Manager Devin Pailet pictured above). The 1914 Spanish colonial edifice, designed by Julia Morgan (dare we say proto-starchitect?), has been unused since 1989 when the Hearst paper closed. Current plans call for 24 residential units, nearly 38,000 sf of retail, and over 32,000 sf of office space. The mixed-use project will renovate the existing building, and add two towers: a 37-story building with 330 condo units, and a 23-story tower with 235 condos. The buildings will be linked together by a landscaped courtyard measuring 13,500 sf.
Will downtown's residential boom ever stop? We're simply dizzy.
