More Lorcan: Formosa 1140 in West Hollywood

Following yesterday's look at architect Lorcan O'Herlihy WA Lofts in Hollywood, gaze upon the firm's Formosa 1140 project. The last time we checked, it looked like the 11-unit development was close to completion, and lo and behold, it's just about done. The scaffolding is gone and the condos (each two stories and approximately 1,400 square feet except for one four-story unit) are about to go on the market. Developer Richard Loring and his Habitat Group have also included a 4,600 square foot pocket park on this project, adjacent to the condos. No word yet if pricing for O'Herlihy's crimson condos will come close to his chartreuse structure further west.

Ask Curbed: How Can I Find Commercial Foreclosures?

2008_07_foreclosure.jpgOne of our regular readers is trying to help a friend exploit the foreclosure marketplace, but in this case, for commercial properties: "A gentleman caller of mine is trying to think of ways to check out any commercial buildings that may be in foreclosure besides just driving around looking for signs or going through the paper. He said that brokers don't really help since the foreclosure market is obviously not their playground. What would you suggest? I told him I didn't think that there would be many commercial buildings that are going into foreclosure, but then I thought about it and I suppose it really only makes sense that there would be a bunch. Can you help? I think a building like [the one pictured] is the kind of thing he had in mind. I don't know how to help him."

The House That Half-Breed Built Going for $45 Million

2008_08_cher.jpg Cher's understated Italian Renaissance-style Malibu villa is up for grabs, reports the Wall Street Journal's Christina S.N. Lewis. Built in 1992, the mansion is three stories, overlooks the Pacific, and takes up 1.7 acres of prime 'Bu real estate. For a small country's gross national product, you get six bedrooms, seven bathrooms, a theater, a gym, multiple verandas, a tennis court, a pool, and a guest house. Cher still has a condo in LA, but she's currently in Vegas, belting out the hits. True to her gypsy roots, Cher never settles down.

This house has popped back up on the MLS, after two previous price reductions. Sneaky broker, you thought we wouldn't notice. This four-bedroom, three and half-bath house was selling last December for $1.25 million after undergoing a $100,000 price drop. About three months ago, Elaine Sewell Jones, the widow of architect A. Quincy Jones, put their famous residence at 10300 Santa Monica Blvd on the market. More about the home, which they purchased in 1965 and which served as his office, via the listing: "Modernist redesign of a New England barn by renowned architect A. Quincy Jones, FAIA, as his residence/home studio. Fabulous space, light, rich redwood paneling, extensive cabinetry." We'll take three, thank you very much. That's Rather Hideous: Beverly Hills Baron Estate

We almost posted this one as a "New To Market" feature and thought we could give the hideousness a pass. After all, to quote our high school latin teacher, de gustibus non est disputandum (there's no accounting for taste). But then we came to the kitchen in this newly constructed 6-bedroom, 9-bath estate in Beverly Hills and realized there was absolutely no way one could remain silent on the topic of faux-stone, decoratively carved oven hoods. This house is the perfect storm of fug: bad trompe l'oeil, fake mouldings, too much marble (real or faux), wrought iron and elaborate (but new) fireplaces. We even hate the bar. And we never hate the bar.

Why buy one overpriced condo in downtown, when you can buy 16 units in an architecturally significant building designed by Rudolph Schindler? We really, really want to live here. Yup, it's a jewel box of a post & beam in the Oaks, off of Bronson Canyon, which means you could actually WALK to Gelson's, The Bourgeois Pig, and catch Patton Oswalt at UCB Theater.
