Hollywood's Madrone: Sales Update, Construction Watch

Following that big kickoff party, Hollywood's Madrone, that 180-unit development on the corner of Hollywood Blvd and La Brea, released 20 units about two months back. So how are sales going? 15 are in "contract," according to a sales rep. Breakdown: 9 are in escrow, the remaining six are on their way to being in escrow. We're told the next release of units won't come for a couple months. Meanwhile, the latest construction shots. This beast joins other new construction projects like the Hollywood W Residences and PaliHouse Vine, and other recently completed projects. And oh, there's all that other planned Hollywood development, too.

Hollywood's Madrone HOA Dues Revealed!

This week's news that mixed-use development Madrone had finally hit the MLS prompted the question: "What can one expect the HOA [home owner association] dues to be?" Ask and ye shall receive, gray box commenter. From Madrone's spokesperson: "Madrone's HOA dues range from $567 up to $781, and are based upon each residence’s square footage. To ease concerns for readers who may think those numbers are high, here is a sampling of the many services provided and maintained by the HOA..."

New To Market: Hollywood's Madrone Hits the MLS

The floor plans were revealed. The kick-off party was, um, kicked off. So now it's for reals. Much blogged about Hollywood mixed use development Madrone is finally on the MLS. Studios are for sale at a little over $421,000 (or $569 per square foot) going up to $1.6 million for a three-bedroom unit (or $857 per square foot). However, most of the units seem to be priced under $700,000 and feature "a selection of hard wood flooring, Caesar stone counter tops, Kitchenaide Stainless Steel appliances, and washer dryers." Still no word on the ground floor retail tenants, despite rumors of a coffee chain, a juice chain, and a grocery story moving in. Also pictured in the gallery is the penthouse.

Hollywood's Madrone: Floor Plan Reveal

Having seen the models and the renderings for the Madrone, the 180-unit development at the corner of Hollywood Blvd. and La Brea Ave, let us know take a gander at a handful of the 44 (!) different floor plans (units range from high $400,000s to over $1 million). Do take note of the "think" and "refresh" areas.

Madrone Modelled in Super Fantastic 3D + Retail Rumors

A trusted reader (not STARCHY), emailed with more info on the Madrone development in Hollywood that was mentioned earlier this week. The models are out and info on retail is starting to leak. Trader Joe's not going in after all?? Lots to discuss. Via email:

I just left my appointment at the Madrone sales office in the Roosevelt Hotel. They have a very cool simulation of all the units, the views and the amenities.

Price for the 2 bdrm corner unit I looked at which is on the top floor of the south tower is starting at $860K. The 3 bdrm units start around $940K, but there aren't many of them. One bedroom/Den seem to start around low $600's-$725K. The only units priced under 600K are for studios, but at 850 sq ft, they're big.

Plus, Pinkberry, Peet's, Trader Joe's, Bristol Farms, Whole Foods, Oh My!
