If developers pull off South Park as originally planned (and on time), this is a glimpse of what the area could look like. Two forthcoming towers-one at 624 W. 12th St. and one at 1200 S. Figueroa St.--are slated for this pocket of downtown, and developer South Group, who also did buildings Elleven, Luma and Evo, is claiming a 2009 ground-breaking for the project. Presently, one tower is designed to be 32 stories, the other is 23 stories and there'll be total of 648 condominiums--what the whole site is entitled at, a rep for South Group tells Curbed. Are these two buildings more roundy-looking than the first three projects? UPDATE: So much for freshness! This morning, a representative for the South Group assured us that these renderings were recent. But it appears these renderings, while the most recent, have been out since at least December. Apologies.
A couple of Earth Day related tidbits to our inbox: First, The South Group or the Mayor's Office (we can't tell the difference anymore) emailed with an update on the fantasticness of Luma - the South Park condo building which was awarded LEED Gold Certification today. On Earth Day, no less! We're heaving with joy. The Mayor popped in to the LEED ceremony, smiled and "unveiled a new Green Building Program (to reduce the use of natural resources, create healthier living environments and minimize the negative impacts of development on ecosystems) and held up the condominium as an example of the kind of environmentally friendly development the community needs." (the presser is after the jump).
Also, today, we received word that Universal Studio's new The Simpson Ride will be environmentally friendly. Via the press release: "The newly minted, environmentally conscious “The Simpsons Ride” represents the largest lighting installation of LED lamps in theme park ride history. The attraction will be illuminated with 2,582 LED lights, expending just 27,675 watts per hour as compared to 82,909 watts consumed per hour by standard incandescent lighting."
The best posts usually originate in our comments. To give appreciation to our amazing (and sometimes angry) commenters we feature their broad strokes of wisdom in a tidy comment roundup.
1) Metro's Big Plans: Subway To The Sea Just Tip Of The Iceberg "We will all be dead before most of this is built or even funded. Someone please promise to take my urn for a ride on the subway/light rail from Silver Lake to Santa Monica, then spread my ashes on the beach. For now, the map is pretty. I'm gonna enlarge it, print it, and frame it as art." [geegee]
2) Here Come The Press Releases: South Group Says Sales Just Fine "ugh! O.K., some clarification on the press release I wrote... Elleven is sold out and yes, Luma is almost sold out too! By the numbers:
-Luma has 236 units.
-By January 2008, 213 units were sold.
-In the next three months, 20 more were sold (which = 11% of total inventory. Do the math: 236 divided by 20=11.8%, to be exact).
-SO as of today, March 14, 2008, 233 units have been sold and only 3 residences remain. You all get an A! ;-)" [SouthCollection]
Downtown's Evo South —the 23-story sister tower to The South Group's Luma and Elleven buildings—is glassier and glossier since our last visit in December. A sales rep says construction should be winding down by the summer, and next month hardhat tours will be available for interested buyers. As of now, a 1,200-square-foot two-bedroom condo will set you back $800,000. Bottom-floor retail remains undecided but we hear restaurant developers are circling.
