Weekend Open House: Pondering the $200,000 Rift

Yesterday, for a post about rents (that ultimately never ran), Curbed talked to Venice-based real estate agent Jennifer Hughes of Bulldog Realty. Hughes believes there's pretty much a $200,000 stand-off happening in Venice. Buyers want prices to come down about $200,000 right now, and if that happened, she believes inventory would start moving again. Is that the magic number? Something to think about when you're out looking at these Venice homes this weekend.

EaterTastings: Westwood's Blvd 16 Opens, Santa Monica's Anisette Is Close, Manzke Out At Bastide

The latest dish from Eater LA, Curbed's hedonistic eating and drinking blog...
2008_-5_blvd16.jpg

WESTWOOD: We mentioned that the Hotel Palomar was slated to open this week, but Eater got to take a spin around Blvd 16, the restaurant opening in the hotel tomorrow.

WEST HOLLYWOOD: The big news in restaurant gossip this week. Just six months after bringing on Walter Manzke as executive chef for the reopening of Bastide, we find Manzke's out and some dude named Paul Shoemaker is in.

SANTA MONICA: One of the most anticipated restaurant openings is chugging along, and Alain Giraud's Anisette is scheduled to begin serving breakfast in a week or two. Eater offers us a sneak peak inside the brasserie.

CurbedWire: Cybernetic Beast, Speed Racer Ads, Nude Beach Down South!

2008.05.beast.jpg

SILVER LAKE: "This cybernetic beast works with internet support like a receiver that projects information in public spaces. Since it can be transported to any place, viewers can experience its collected information in the context of different scenes." Ooh, sexy cybernetic beast. It's the work of artist Giacomo Casagnola, whose "traveling module" work hits design/architecture firm Materials & Applications on May 31. We really have no idea what we just wrote about. [Curbed InBox]

HOLLYWOOD
: More Speed Racer! A reader has an update on the report of that crazy subway viral marketing thing at the Metro. "I think they're using a series of LCD screens to display an animated ad when the subway rolls past. I think this is the only spot they have it. I think they put this up on Monday." And here is the video of it. Boy, this thing is making people excited. And the link at Loft LA. [Curbed Inbox]

LA JOLLA : Hell, let's head south for a random CurbedWire MAD LIB edition. A reader writes: "This listing promotes that there is private access to Black’s Beach, which is a, well, nude beach. Surely their must be a funny post to be made out of this along the lines of “$39 million and all the ____ you can handle!”. I’ll leave it to you fill in the blank." [Curbed InBox]

ListingsWire: Beverly Hills Redwood, Another Prefab Chop, Toluca Starter

Each week ListingsWire mentions notable movements on the MLS: New listings, price chops, flips, and more. Spy movement? Email us.
2008.05.rex.jpg

BEVERLY HILLS: A home made of redwood, how pretty. A 1965, Rex Lotery-designed mid-century five-bedroom home "made of built of redwood, glass and stone" has hit the market for $5.8 million. Via the listing: "This is one of only a handful of two-story homes in Trousdale. Interiors are bright, open and seemlessly flow from one space to the next." [Redfin]

VENICE: Designer Jennifer Siegal’s widely published prefab prototype, the OMD ShowHouse, was originally priced at $295,000. Just last month, it was chopped to $259,000 . Now it's down to $198,000. Yikes. [Redfin]

TOLUCA WOODS: Here is your starter home, people. It's a two-bedroom, two-bath home listed at $599,000. That's cheaper than the appraisal, according to the listing. "Exceptional value for This Taluca Woods home; Last appraised for over $700,000. This Toluca Woods home blends traditional character & today's upgrades. Located at the end of a quiet cul-de-sac on a huge lot." Last sale was in 2005 for $550,000. [Redfin]

PriceChopper: Big Chunk Off Venice's $13 Million Box

A big, bloody $3 million chunk has been taken off that $13 million listing in Venice, a three-bedroom, three-bath home at 418 Westminster that's been on the market since January. The carnage happened late last month, leaving this listing at $9.99 million. And no, that exterior shot (pictured above) isn't on the MLS. A reader sent it in.

CurbedWire: Dogtown Station Signage, Beverly Hills Parking Changes

2008.05.dogtown.jpg

VENICE: Signage is up at Dogtown Station, that 35-unit loft development on Main Street--and one of the area's biggest and most expensive new projects. Gonna wager it looks pretty close to completion, if not totally there. [Curbed Staff]

BEVERLY HILLS: A reader alerts to changes in the parking situation over in Beverly Hills. Are there any residents--or better yet, city parking officers--in the house? "It seems like Beverly hills changed there parking hours with out telling anyone. Their overnight online parking system can only be used from 8am to 9pm. It used to be available to 2am. What's the deal?"

Come On In! Venice's Garden & Home Tour

Last weekend about 1,500 people took part in the Venice Garden & Home Tour, a sponsored tour that shows off Venetians' gardens, homes, and love of mosaic tiles. It's now in its 14th year and this year's tour benefited the Neighborhood Youth Association’s Las Doradas Children’s Center. [First six photos by Flickr user tatianes, last five by VGHT]
