The Hesby is a new, 308-unit apartment complex just off Lankershim in North Hollywood that wants to be home to all the creative types drawn to the theater-packed NoHo Arts District. With a writers' cafe, a soundproof music rehearsal room, and common spaces that come with their own hashtags, this is not the place for shrinking violets who want to shut themselves away when they come home from work. The Hesby was developed by Alliance Residential, the same group who brought us Glendale's hotel-like ICIS a few months back, and designed by Killefer Flammang. The six-story, L-shaped building opened for early move-ins a few weeks back, but won't be completely finished until next month.
The building has studio, one-, two-, and three-bedroom units, and there are penthouse versions with fancier finishes. Features vary by apartment, but all have open living spaces, kitchens with good counter space and lots of cupboards, walk-in closets, ceiling fans, solar shade window coverings, washers and dryers, and the all-important programmable mp3 doorbell. To that, some units add balconies, wine fridges, home alarm systems, and double-sink vanities in the bathrooms.
Community features are legion. In one of the two pedestal-level courtyards, there's a pool (with underwater speakers) and spa area, barbecue, ping pong table, lounge with pool table, small kitchen, and 3D TVs. The other has an outdoor living room with fireplace and theater, another barbecue area, and shady places to hang out. The building also has a gym and yoga/dance studio, and that soon-to-open cafe and rehearsal space. There's parking, secure entry, and a dramatic lobby with a water feature, kooky slogans, and a sort of harp near the elevator. The rep we spoke with said the building is attracting interest from all walks of life, but those we saw on tours last week looked to skew hard in the twentysomething couple direction. (Though maybe noon on a Tuesday isn't the best time to play spot-the-40-year-old-banker.)
It's fun, it's new, it's thoughtful, and it does not come cheap. The smallest unit--a 545 square foot studio--is renting for $1,820. A 733-square-foot one bed/one bath will set you back $2,035 a month, and the largest unit listed, a 1,330-square-foot two bed/two bath is going for $3,220. Yikes. But they're finding takers: they'd leased 15 units before the building even officially opened.
