Skid Row Housing Trust, the group behind homeless/low-income housing like the lauded Rainbow and New Carver apartment buildings, began work yesterday on their latest downtown-area project: the 106-unit, $22.3 million mixed-use Genesis Apartments. The complex is on Main in the Old Bank District, next to the Regent Theater, and replaces the old two-story Genesis building and adjacent parking lot with a seven-story structure. Unlike the Rainbow and New Carver, the Genesis will have two ground-floor retail spaces (instead of social services), with one already claimed for a restaurant, reports blogdowntown. Also different from those other SRHT projects is that this one is gunning for LEED certification and "25% of the apartments in the New Genesis will be set aside as units for working individuals earning less than $37,260 per year," says the Downtown News. Blogdowntown reports that most of these people will be artists, and no doubt they'll be making their case for the eight one-bedroom units available. Killefer Flammang architects is doing the design; destruction on the old Genesis is happening in a few weeks and the new Genesis is scheduled to open in late summer 2011.
