NoHo Tower's Baby Steps Toward Completion

As of April, the NoHo Tower on Lankershim was looking sort of done but readers were concerned that something was amiss because construction was dragging and no date for occupancy was given. Lawsuits and tax problems were rumored, and one commenter even stated that the project was using faux-construction workers pretending to do work. However, a poster on the SkyscraperCity Forum notes that the NoHo Tower's web presence has finally launched and interest list is now forming. Oh yeah, the building has also been rechristened the NoHo14. Look at those views. You can almost see into parts of Los Angeles where people want to live.

Dr. Ruth:

First, NoHo is not an acronym like NASA. You should adjust your capitalization accordingly. Secondly, I presume that you refer to the Japanese (and not the Jewish American Princesses) when you say "japs," and once again, you have failed to correctly capitalize. Likewise, Jews should be capitalized.

Secondly, I wonder if your remark was a failed attempt at satire. Perhaps you mean to suggest that all of Los Angeles is equally fabulously diverse?

Finally, if you are serious, I can only assume that by "people" you mean "the Klan" and in that case, I feel the need to correct you again. There is simply no haven for the Klan in Los Angeles. Woe is you.

I checked out the building's website and it looks very slick and upscale. The site states: "This eccentric area is now home to those who enjoy being at a hub of entertainment, transportation, arts and nightlife" and says "explore every nook and cranny" and "indulge in a shopping spree." Hmm. A "hub"? Not quite, "eccentric," yes!! "Explore every nook and cranny" if you dare, a lot of NoHo smells like pee! A shopping spree...hmm...I don't think a wig store and a couple of thrift stores constitutes Madison Avenue, but go for it! I won't until the prices come way, WAY down...

I think it's mainly a reference to the often lousy climate in the Valley (hot and smoggy) and its innumerable tracts of unattractive, blue-collar 1950s-era housing.

Well, this building had lot's of problems, like sold by the IRS for back taxes even before it was rechristened the NoHo14. Therefore it is certain that the next 7.+ earthquake will topple it altogether. 90 % of the time you won't be able to see the hills on either side of the Valley.

PS Jews like myself don't use the word "rechristened". If you're politically correct, it would be "rehebrewd"

IMO, this in one of the more bizarre stories in LA real estate over the last few years. I'm not sure why it hasn't gotten more media coverage but essentially there's been a fully completed, new construction high-rise condo sitting vacant for the past 18 months. The building has been done, done, done for some time people. And that type of construction is incredibly expensive, so JSM must be carrying a fortune in interest, land carry, equity payouts (or non-payouts). JSM is also making a killing in the rental market so it's not like the company is struggling for $$ to complete this deal. I'd love to know the whole story. Any info out there, please post now and fess up.

I like the NoHo area. I think it is going places and will get even more interesting while most of LA just gets more expensive. Lots of people are pouring $$ into NoHo. I've lived in Hollywood the last 8 years and know overpriced construction when I see it (try $1500 per month for a beginner studio at Sunset and Vine). While you may think that $400k is steep at NoHo14, my guess is these units will go up and up and actually are a very savvy investment.

Couldn't agree more with Richard. That whole area around the building is undergoing a massive improvement project, including the metro station across the street and several other renovations that should transform those several blocks in the area into a much nicer place to live.

And, as history has taught us, it's pretty hard to trash talk Southern California real estate much. If you have the patience and pick an area with even a small amount of growth potential, there aren't too many bad buys.
